Replacement windows

Replacement windows we install in Phoenix homes.

Every window is custom-built to the measurements we take in your home. Pick the style for how the room works and the frame for how much sun the wall gets.

Slider

One sash glides sideways. The most common style in Valley homes and the easiest to operate.

Single-hung

The bottom sash lifts, the top stays fixed. Clean, traditional look for bedrooms and fronts.

Picture

Fixed glass with nothing to open. The biggest view and the tightest seal against heat.

Casement

Hinged on the side and cranks outward. Catches a breeze and seals hard when closed.

Awning

Hinged at the top and opens out. Good over tubs and counters, and sheds a monsoon shower.

Frame materials, compared

$ = relative price per opening
FrameHow it handles heatLookGood fit forPrice
VinylHollow chambers insulate well. Won't conduct heat into the room the way old aluminum does.Clean and simple, white or tan, some darker colorsMost whole-home replacements$$$
FiberglassVery stable in extreme heat. Expands at nearly the same rate as the glass, so seals last.Slimmer frames, paintable, dark colors hold upWest-facing walls, darker exteriors, long-term owners$$$
Thermally broken aluminumAn insulating break inside the frame stops heat from traveling through the metal. The thinnest sightlines, modern and architecturalContemporary homes, large openings, matching new doors$$$
Energy-efficient glass

Dual-pane vs. Low-E glass: what actually keeps the heat out.

Choose a glass package to see how much of the sun's heat gets through. In Phoenix, the glass matters more than the frame.

Solar heat let in (SHGC)0.27
Heat transfer (U-factor)0.25

Lower is better on both. Values are typical center-of-glass figures. Exact ratings for your windows are printed on each unit's NFRC label.

NFRCHow to read
the window label
U-factor
≤ 0.30How fast heat moves through the whole window.
SHGC
≤ 0.23Share of the sun's heat that gets inside.
Visible light
0.40+How much daylight comes through.
Air leakage
≤ 0.3Air passing through gaps, in cfm per sq ft.

In Phoenix, SHGC is the number to watch. ENERGY STAR's southern zone requires an SHGC of 0.23 or lower. Tempered glass is required by code near doors, tubs and floors, and bathrooms usually get obscure glass. We spec both during measurement.

Signs it's time

Signs your windows need replacing.

Fog between the panes

The seal has failed and the insulating gas is gone. It won't clear up on its own.

Glass is hot to the touch

If you can feel heat off the glass on a summer afternoon, the room is absorbing it too.

Dust on the sill after a storm

Monsoon dust getting inside means air is getting inside, and cooled air is leaking out.

A slider you have to fight

Worn rollers and bent tracks are common on older aluminum doors, and locks stop lining up.

Faded floors and furniture

Clear glass lets through UV that bleaches wood, rugs and fabric near the window.

Blackout curtains all summer

If the blinds stay shut from June to September to fight the heat, the glass isn't doing its job.

Installation

Retrofit vs. full-frame window replacement.

Most stucco homes in the Valley can take a retrofit window with no exterior patching. Sometimes the old frame has to come out, and we'll tell you which your house needs.

Most common

Retrofit (insert)

  • New window fits inside the existing frame
  • No stucco cutting or drywall repair
  • Fastest and lowest cost, often one day for a whole house
  • Glass area shrinks slightly because the old frame stays
When needed

Full-frame replacement

  • Old frame is removed down to the rough opening
  • Lets us fix rot, water damage or bad flashing
  • Required to resize an opening or add a larger door
  • Includes stucco and interior patch work, which we do in-house

How much does window replacement cost in Phoenix?

It depends on how many windows you're replacing, their sizes, the frame material, the glass package, and whether we can retrofit or need a full-frame install. We measure every opening and give you exact written pricing on three options at the first visit.

How long does window replacement take?

Your windows are built to order after the final measure, which usually takes several weeks. Installation itself takes one to two days for most homes.

What's the difference between dual-pane and Low-E windows?

Dual-pane means two layers of glass with a sealed gap between them, which slows heat moving through the window. Low-E is a thin coating on the glass that reflects the sun's heat. In Phoenix you want both: dual-pane glass with a Low-E coating and argon gas.

My dual-pane windows are foggy. Do I need new windows?

Fog between the panes means the seal has failed and the insulating gas has leaked out. In some cases only the glass unit can be swapped. When the frames are older aluminum, replacing the whole window usually makes more sense. We'll look at it and tell you which.

Vinyl or fiberglass windows?

Vinyl is the best value for most whole-home replacements and insulates well. Fiberglass costs more, holds dark colors better, and stays very stable in extreme heat, which makes it a strong choice for west-facing walls.

Do I need HOA approval to replace my windows?

Many Valley HOAs require approval if you change a window's color, grid pattern or size. We provide the product specs and color samples you need for the application.

Is there a tax credit for replacement windows?

The federal energy tax credit for windows ended after 2025. We'll tell you about any current utility rebates we know apply to your project during the visit.

Do you offer financing?

Yes. Financing is available on approved credit, and you can apply during the visit with a soft credit check.
